This Agreement
This tenancy agreement will be sent to you via email when your booking dates have been confirmed. It will also be provided in paper form for you to sign when you arrive at your apartment. To secure your booking, we require a deposit payment equivalent to 30% of your rental fee.
If you wish to subsequently cancel your booking please refer to the Cancellation paragraph below.
Payment of the Deposit
Upon confirmation of your booking dates, you will be required to pay a deposit of 30% of your rental fee. This deposit will secure your booking and be reimbursed to you within 21 days after the completion of your stay.
Your deposit payment can be made by either:
- Credit card, debit card, or e-Check via our secure on-line payment interface, which is managed by PayPal.
- Funds transfer to:

Payment of the Rental Fee

All payments other than bank transfers are processed by PayPal.
This is the most secure way of making payments because you do not reveal your credit card or bank account details to us. It also offers you the widest number of payment options:

Arriving at your Apartment
The date and time of your arrival will be confirmed by email prior to your arrival. Our staff (your Greeter) will be waiting for you at your apartment.
If you choose to take up the option of our Meet & Greet service you will be met at the airport.
Your Greeter’s mobile phone will also be provided in the pre-arrival email along with a soft copy of this agreement for your reference.
Upon arrival you will be required to:
- Sign a copy of this Tenancy Agreement
- Take a tour of the apartment with your Greeter
- Take possession of two sets of apartment keys
- Confirm the date and time of your departure from the apartment
Leaving your Apartment
Your Greeter will meet you at the agreed time so you can hand back the apartment keys and you can jointly undertake a departure inspection of the apartment.
Departure time is no later than 10am. If you plan to use the apartment after this time (e.g. if you have an evening flight), please reserve it for an additional day.
Return of the Deposit
Your deposit will be refunded within three weeks (21 days) of your departure net of any costs for replacement or repair of damaged items.
Any costs deducted for repairs or cleaning will be fully itemised and emailed to you as soon as they are available.
Cancellation
Cancellation with two months or more notice will entitle you to a full refund of your deposit less a US$25 administration fee.
Cancellation with less than two months notice will result in a forfeit of your deposit.
Utilities (Electricity, Gas, Water)
Electricity, gas and water costs are included in the rent.
Telephone
Local calls are free in Hong Kong. Where apartments have land line phones installed they will have international calls disabled by default. International calling cards are an effective way to make international calls.
Pre-paid SIM cards for GSM mobile phones are also a very easy and cost-effective way of securing a local number with inexpensive IDD call rates.
NOTE: Hong Kong Pre-Paid SIM cards are generally active within 1 hour of purchase. Make sure before you leave that your service provider has not SIM-locked your phone. You will not be able to use local SIM cards if they have.
Internet
If available, the cost of internet access is included in the rent.
Housekeeping
Your apartment is fully equipped with kitchen equipment, crockery, cutlery and linen. After your departure, the apartment will be thoroughly cleaned in preparation for the next rental. The cost of this cleaning is included in the rent.
However, if upon joint inspection and in exceptional cases, it is apparent that additional cleaning will be required, you will be required to:
- Pay an excess cleaning charge of US$50
- Pay the full cost of replacement for any broken or damaged items (furniture, fixtures and facilities)
If you are planning a long stay we can arrange for cleaning services to come in once a week at a cost of US$50 a week.
Furniture, Equipment and Household Items
All the furniture, equipment and household items in your apartment will be in good working order.
Any claims to the contrary should be made as soon as possible after entering the premises. Repairs required due to your negligence will be charged to you.
Using your Apartment
You are asked to use your apartment as if it was your own home. This should be in a civilised and caring manner with respect for the owner’s property.
Please also be respectful of your neighbours and make sure that you and/or your family do not disturb them unduly.
Smoking
All apartments are non-smoking. An extra cleaning charge may apply if it is evident that a guest has been smoking in the apartment.
Insurance
Your apartment will be insured, as required by local authorities, for fire, flood, public liability etc. However this policy does not cover loss, theft or damage to your personal belongings. You may wish to obtain your own travel insurance to cater for these circumstances.
